Will come back, greatly enjoyed its marvellous and unbeatable location. This brand-new hotel is equal to 3 stars. The rooms are compact and beautifully designed and complete with a bedside table, comfy bed. Pretty friendly property staff at check-out, everything was great.

Everything was great, fantastic service, stunning location close to Edinburgh, the centre of the old town and bars. Double room was soundproof and compact. The bed was exceptionally comfortable, used an electric kettle, an individual safe and central heating. Liked my stay, it was comfortable.

The room was simple but clean and and the hotel is right in the city centre,meaning I could easily walk to most shops and cafes as well as the train station when I had a train to catch. That said the building is situated along a quiet street with a pretty park right outside for relaxing. The staff was friendly and helped me find my bearings by telling me how to get to the places I wanted to go,how best to get there etc Breakfast was served well,with a helpful waiter and lots of variety when it came to food choices.Their was a lockable drawer in the room for keeping my valuables:not too big but it served its purpose. The internet was fast and decently priced.
The bathroom was tiny: it was slightly annoying having to shower right next to the toilet. The bed had just one cover making it uncomfortable at night when it got cold.

We loved the decorations at this hotel and the excellent service and breakfast. The staff were wonderful and the hotel is in a great location. We did not have a car and were able to see all the sights.
I would have like free wifi.

Good location for city and for festival. The room was fine with all the basics covered. The price was a bargain compared to other hotels in the area. Breakfast was very good with very helpful staff
As mentioned by other reviewers the bathroom was tiny and the shower was not nice to use, with fixed head and clammy curtain which insisted on sticking to one's back, but you get what you pay for particularly at festival time. The lack of a lift meant that we were fitter when we left than when we arrived but not voluntarily.

The staff are very kind and help me a lot. The room is very clean and nice.
The bathroom is quite small and the shower wasn´t close, so taking a shower wet everything.

Excellent breakfast, with a lot of choises. It was a great start of the day. I also enjoyed the bed - very good comfort. Also the area, it was so quiet.
The shower was not so practical, but all in all it was ok. The water was warm and good, only the shower room was a bit small.

The location was great, so convenient to explore Edinburgh. Just a short walk from the Royal Mile and surrounded by local shops. The staff stood out, attentive. They answered all my questions with a smile and were genuinely enthusiastic about giving directions. The room was compact but clean, a plus. The bed felt cozy and comfortable, perfect for a good night's sleep after a day of sightseeing. The room layout had its downsides. The bed was squeezed against the wall. This made it tricky to access from both sides. The bathroom could use a bit of attention. The shower had no door, which led to water everywhere after use. The breakfast was decent, with a good variety, but it felt a bit basic. A bit of freshness in the options would enhance the experience. A solid stay but a few tweaks would make it even better.

Room was clean and breakfast was very good with a good selection of food.
On arrival was very confused where to check in maybe his should be mentioned when booking is made for after hours arrival. Taxi driver dropped me off in the street and was unsure where the main entrance was.
